THE PROMOTER

The promoter’s philosophy is that optimal health and performance can be attained through the proper balance of exercise, nutrition, and education. Their goal is to educate patients as well as treat them but keeping in mind the need to reduce non-communicable diseases which are on the increase in Zambia. Therefore, the promoter services will also provide group classes and teaching sessions for patients. Subjects could include nutrition, diabetes, hypertension, and much more.

The promoter is a Zambian healthcare company that aims to improve access to health care in developing parts of Lusaka City through establishing of a health facility; the promoter is subsidizing the start-up and first year of operations of a new family medicine practice, Physio Care Clinic. The initial execution of this business will be conducted by joint parties through partnership.

LOCATION AND FACILITIES

The start-up requirements include completion of the building for use by the clinic. The building was built in 2010 and has reached advanced levels. The total office space will be approximately 2306m2 and the lot size is 2100m2. The office is located just off the main street and the office will have blacktop parking for eight cars plus a generous carport, as well as a wide driveway entrance for
patient convenience. Additionally, the construction and completion of a mezzanine flat shall be done to facilitate doctor accommodation.

START-UP SUMMARY

It is estimated that start-up expenses will amount approximately USD 2,134,000.00. This amount of money will be used to purchase office equipment, medical supplies, furniture, stationary, and other start-up expenses. The promoter will also need approximately USD 450,000 for cash on hand at start-up. Expenses and initial cash requirements will be funded by the other partner.

The promoters long-term assets of $3,873,058.00 represent the purchase price and complete construction of the two buildings currently budgeted for the Clinic – One with 3 floors on the west wing taking 2594m2, and one single storey building taking 900m2 of space on the eastern side. The promoter has financed part of this building project and it is proposed that the other partner will
finance the completion of the construction of the clinic including wards and mezzanine flats behind the clinic, guaranteed by the promoter’s ownership rights to the land.

SERVICES

The clinic is a multi medical service and medication provider aimed at creating a local centre for physiotherapy and common illness diagnostics and treatment. Like many other countries, Zambia is experiencing an increase in lifestyle related diseases. Risking behaviour such as driving while under the influence of alcohol (or intoxicating substances), smoking, risking/poor eating habits in
combination with sedentary lifestyles have all contributed to many medical conditions. These include strokes, diabetes, amputations, and many heart and pulmonary conditions. This necessitates Physio Care Clinic’s offering of services that will meet patient’s needs with these morbidities. In general, the Clinic will provide general care for all ages, as well as providing multiple procedures to
create a complete health care solution. It will provide procedures including but not limited to mole removals, biopsies, and trigger point injections, and much more. The promoter will also incorporate multiple modalities, such as cryotherapy, and excisional removal of lesions and biopsies. The costs will depend upon the materials used, the promoter’s time and the amount designated for each
procedure. The Clinic will focus on each individual case. After each procedure and where appropriate, each patient will be offered education in rehabilitation, nutrition and exercise as it relates to each particular case. BACKGROUND OF THE DEVELOPMENT

The physio Care Clinic, like all other medical service providers has been meeting the needs of specific segments of clients that require access to medical advice or Medicare. Under the pioneering hand of the promoter, the clinic was initially designed to cater to the specific needs of patients in fields for which it was established.

The clinic recently acquired a piece of viable land located in an area that has seen very little entry in Medicare providers. This alone has given clinic the competitor edge to develop and grow the clinic to its full operation.
