Scope of Opportunity
The Cape Maclear Initiative (the “Initiative”) is a multi-modal multi–project initiative involving two special economic zones in the Mangochi-Cape Maclear region by Lake Malawi. It is estimated to cost USD2.6 billion to develop over two major phases.
The Cape Maclear Initiative – Phase A is a USD 1.06 billion project (excluding land) consisting of the following four components:
1. The full scope of Cape Maclear Resort project (the “Resort” or “Resort Project”), a USD 730 million mixed use development project with a touristic focus by Lake Malawi and the Lake Malawi National Park with a vision to create one of the best golf and leisure destinations in Africa. The Resort will include the initial headquarters of the Cape Maclear Financial Hub project( the “Hub”or“Hub Project”)
2. A USD 30 million land acquisition fund for purchase of land adjacent to the Resort that will be geared towards the development of the USD 1.5 billion Hub in a subsequent phase (Cape Maclear Initiative-Phase B),
3. A USD 250 million Cape Maclear International Airport project (“Airport”or“Airport Project”), to be located within 35km of the Resort and the Hub,
4. A USD 50 million development of an international logistics and processing centre adjacent affiliated with the Airport (“LogisticsPark”)
Cape Maclear Business, Finance & Tourism Special Economic Zone (“CMBFT-SEZ”)
The CMBFT-SEZ, as approved by the Government of Malawi, will be a special economic zone with a free zone combining a regional business hub and a touristic destination, along with Malawi’s exclusive finance freezone. It will cover a development zone combining the Resort with the Hub.
Cape Maclear Airport, Logistics & Processing Special Economic Zone (“CMALP–SEZ”)
The CMALP – SEZ, as approved by the Government of Malawi, will be a special economic zone with a free zone combining airport activities along with international logistics and high value added and export oriented processing activities. It will cover initially a 400-hectare plot to be leased form the Government of Malawi that will include the airport facilities and initial land geared for the development of warehouses and processing facilities.

Description Resort Project
The Resort is a 275 hectare mixed use development featuring four hotels, wellness spas, a medical centre, hundreds of serviced villas, townhouses and apartments, a convention centre featuring the initial headquarters of the financial and business free zone authority, a casino, an 18-hole championship golf course, and a 9 hole golf academy, a water park, an aquarium, a fish farm,student and staff accommodation, a retail village and a multi-purpose event arena..
